FACTORING SERVICES

Within any residential development there are common areas which are co-owned by all the Proprietors in the development.  Responsibility for the upkeep and maintenance of these areas rests with the Proprietors of the development.  The appointment of a Factor to manage these common areas for and on behalf of the Proprietors and is stipulated as a requirement.  The Deed of Conditions forms the basis of how any building is to be managed and we would endeavour to comply with the conditions, in the best interests of all Proprietors.

We recognise that each property is unique and requires an individual approach. We therefore tailor our services according to each block in order to arrive at the most suitable maintenance package. This is ultimately decided upon by the Owners and as a guide often includes the following services:

  • Securing Competitive Block Insurance.
  • Weekly Cleaning
  • Landscaping
  • Reactive Maintenance
  • Planned Preventative Maintenance
  • Roof Inspections
  • Lift Maintenance & Insurance
  • Video Entry / Door Entry Maintenance

  • Monitoring of Contractors for Competitive Rates and Service
  • Preparation of Annual Statements and Accounts

  • Upgrading of Existing Equipment

  • 24 hour Emergency Contacts
Annan Property will arrange as necessary all cost tendering and contracts for the provision of services and amenities to the building together with a programme of on-going supervision.

As part of this we will visit the property regularly to ensure that contractors are carrying out work to the high standard. We also regularly update notices to ensure residents are kept aware of any relevant matters pertaining to the block.
